A New Perspective on Industrial Real Estate

A people- and partnership-led approach to industrial real estate, with all 54 production units and five canteen units fully sold by public launch day

Generations @ Tannery has reached a significant milestone, with all 54 production units and five canteen units fully sold by 4pm on its public launch day, 17 July 2026.

Located at 71 Tannery Lane, Generations @ Tannery is a 12-storey freehold B1 industrial development and a redevelopment of the former City Industrial Building.

For Providence Group (Providence), the project reflects a broader belief that real estate can create value not just through the space it provides, but through what that space makes possible for people, businesses and communities.

Making room for people and community

Providence envisions Generations @ Tannery as a community where startups, media firms, creative studios, e-commerce companies, logistics operations, AV production houses, social enterprises and faith-based organisations can coexist within the same building, in line with B1 industrial guidelines.

Around 80% of buyers are end-users, mainly small and medium-sized enterprises looking to establish their operations or headquarters in the building. The top four floors of Generations @ Tannery were acquired by Imaginarium Media Pte Ltd (IMPL), in partnership with Heart of God Church (HOGC).

The space will support IMPL's growing creative and media production activities, including developing wholesome media content, providing co-media production spaces, training young creatives and creating opportunities for them to collaborate and grow. HOGC plans to use part of the space as a secondary site for youth, media and community activities, and subject to the relevant approvals, for non-exclusive and limited religious services.

At least 4% of potential saleable floor area was given up to create a better experience for the building's users. This included allocating more space for lifts, circulation and common areas, as well as a substantially larger lobby and wider staircases. The result is a building designed to feel more open, welcoming and comfortable for the people who use it.

This redemptive approach to real estate has also shaped Providence's strategic partnership with IMPL.
